Every closed deal leaves a file behind. The listing agreement and the pricing conversation, the showing feedback, the offers and counteroffers, the inspection response, the appraisal gap, the repair negotiation, the lender's conditions, the transaction coordinator's checklist and the compliance review before commission is paid. A brokerage that has closed a few thousand transactions holds a few thousand of these, most of them in Dotloop, SkySlope or a similar platform, plus the CRM and the inbox.
That record is a step-by-step account of advising people through the largest purchase of their lives, and OpenAI already measures AI on the jobs involved: both real estate brokers and sales agents are GDPval occupations. Mercor names real estate and lists listings, leases and inspection reports. Nyne has run ads headed "Your Old Real Estate Deal Files Could Be Worth Six Figures".
This hub is for broker-owners and operators of residential and commercial brokerages with ten or more employees. It covers what buyers ask for, why agent independence and MLS rules make ownership a question to raise early, which buyers fit, and what to keep out of a first package. Sub-pages cover residential and commercial brokerages separately.

What buyers value
What in a brokerage's records buyers value
What buyers look for in your records, and what to talk through with your buyer before anything leaves your systems.
| Data | Where it lives | Why a buyer values it | Raise with the buyer |
|---|---|---|---|
| Transaction files and checklists | Dotloop, SkySlope, other transaction management | Every step from contract to close, with deadlines, contingencies and how problems were solved. | Buyer and seller names, addresses and financial details. |
| Offer and negotiation threads | Email, text, transaction platform | Counteroffers, repair requests and appraisal-gap conversations with the outcome recorded. | Clients' personal circumstances discussed in negotiation. |
| Listing presentations and pricing write-ups | Google Docs, CMA tools, CRM | How an agent prices a home and explains it to a seller. | MLS data embedded in comparables. |
| Lead follow-up and CRM notes | Follow Up Boss, kvCORE, Lofty | Years of follow-up showing which conversations turned into clients. | Consumer contact details and whether agents treat their CRM as their own. |
| Compliance reviews and broker notes | Transaction platform, email | What the managing broker flags before a file closes and why. | Nothing specific |
| Agent training and office SOPs | Shared drive, LMS | The brokerage's own system for new agents, clearly the company's and free of client data. | Nothing specific |

Selling or closing
Selling or closing your brokerage? License its data first
When a brokerage merges, joins a franchise, changes brands or is bought by a larger team, the deal is usually about the agents and the brand. The deal files and SOPs are an asset separate from the agent roster and the brand. Before a sale or brand change, ask each licensing company which files it would treat as the brokerage's rather than the agents', and whether a license can close first.3,4
FAQ
Real estate brokerages: questions, answered
Because real estate work is already a benchmark target. OpenAI's GDPval includes real estate brokers, real estate sales agents and property managers among its 44 occupations, and a deal file shows that work start to finish.1
No buyer publishes a real estate price. Published ranges mostly run $100K to $2M, as the buyers' own claims: micro1 states $100K-$2M+, Cognor Labs and Ventra $100K-$2M, and Jottings $100K-$250K for specialized histories up to $1M+ for rare data. Volume of closed transactions with complete files, and how clearly the brokerage controls them, will shape any offer.7,46,47,48
